SIA 108

The Swiss Society of Engineers and Architects (SIA) develops standards and regulations applicable to the construction and planning sector in Switzerland. One of these regulations is published in standard 108 and describes recommendations for service agreements and calculation aids for the remuneration of planning services. The SIA service model regulates the life cycle of a building in six phases and twelve subphases and defines the services and fees to be provided by engineers for each phase.

This Additional Feature provides an example implementation of SIA Standard 108 based on this order:

Based on certain input parameters, budgets for SIA phases and fees for engineering services in the HVACS sector are calculated.

Using the supplied template

1. Create a project (or select an existing project) and select from the menu actions Select SIA template and also the preferred template (included) and confirm the selection with OK.

   

   The SIA 108 template creates the phases on the project, SIA phases including percentage for heating, ventilation, cooling and sanitary and a quote. If the information dialogue is confirmed with Yes , a building object is created instantly (see next point).
      
2. Once you click Yes, the detail page of the building object opens instantly. New building items can be manually created on the building object via right-click or Menu Actions, or a Template with predefined building items can be selected from the settings:

   

3. Enter the amounts of the relevant building items.

   

4. The building cost of the object is calculated from the sum of the amounts you have entered on the building items:

   

5. The entered amounts are automatically transferred to the Subphase (folder SIA phases) and Phases (folder phases). The fee budget is calculated according to the Percentages on subphases and other key figure measures (see next point) and the SIA phases are allocated to the quote.
6. You can find the other key measures in the SIA data section of the quote. The input fields are pre-filled by the supplied template and are mostly specified by the SIA itself.

   

7. Once you have entered all relevant data, the Fee budget calculated is calculated and shown on the quote under total. To print the quote, select the option print Offer SIA:

   

This creates a four-page PDF document with the following information:

1. An overview of the fee budgets of all SIA phases grouped in phases
2. All building items with amounts and the total of the building costs
3. Fee according to building costs based on the key measures of section SIA data
4. Partial services (shares of services) in %, quantity of hours and fee excluding VAT of the individual subphases

Additionally, an Activity is created on which the quote is saved.

Calculation of the budget

Based on the amounts on the building items of the building object, the budgets for the SIA phases are automatically calculated, which ultimately results in the quote sum.

Since the SIA data on the quote is required for the calculation, only those subphases can be calculated automatically. The quote should only include the subphases, not the phases.

Subphases

The subphases represent the partial phases according to the SIA 108 service model and are located in the SIA phases folder. The budgets on the subphases are calculated based on the following parameters:

• Amount of the building costs
• Service shares
• Further SIA data (on the quote)

The subphases appear in the SIA Phases folder due to the activated checkbox SIA phase.

Phases

The phases folder contains the parent phases with the codes 1-6 according to the SIA 108 service model. The subphases are allocated to each phase with the respective matching double-digit codes such as, the parent phase 5 Implementation with the subphases 51-53.

Create a new project template

1. Create a new project, set it to inactive (so that it does not appear in the services) and select the project type template. As a result, it will appear in the settings in the project templates folder:

2. Create the Phases in the phases folder (parent phases) and set them to inactive.

3. Subphases should now be created on the phases, which represent the SIA phases.
4. Create the subphases parent phase via right-click > New > Phase.
5. Set the subphases to fixed price, activate the checkbox SIA phase on the further information page and enter the relevant percentages, if necessary. Activating the checkbox creates the SIA Phases folder in which the subphases are saved. For a project template to appear as a SIA template for selection, the project must contain at least one subphase with the checkbox activated.

   

6. Create a quote on the project.
7. Allocate the subphases via drag & drop to the quote or select it in the list of SIA phases:

   

8. By activating the checkboxes on the subphases, the sections SIA data and amounts appear on the quote.
9. Fill in the fields in the SIA data section of the quote.
10. The new template is now available as SIA template.

Create a new building template

You can create new building object templates in the folder Settings > Projects > Building templates. To do so, select New > Building. By right-clicking on the object, the relevant building items can now be created:
